It needs a clear headline, the facts for that job, the agent's name and phone, and the brokerage name, which belongs on every ad. Describe homes, never the people you want to buy them.

What to put on a real estate flyer

Pick the one job first: sell a listing, fill an event, or get a homeowner to call. Then include:

  1. A headline that names the job. "Just Listed in Brindlewood Hills", "First-Time Homebuyer Class", "Thinking of Selling?"
  2. The facts for that job. A listing needs address, price, beds, baths and square footage. An event needs day, date, time and address.
  3. Your name and phone number. Large enough to read at arm's length.
  4. Your brokerage name. The firm's name belongs on every ad, print or online.
  5. One call to action. "Call or text", "RSVP", "Scan for the photos". One, not three.
  6. The area you serve. A neighborhood or town name makes a flyer local.
  7. A real photo, or none. Your own headshot, the actual listing, or a simple icon. Never a stock or AI image that could pass for a specific house.
  8. A scannable link to the listing, your website or an RSVP form.
  9. Logos your office asks for. The brokerage mark, plus the Equal Housing Opportunity logo when your broker requires it.
  10. A label on any altered photo. "Virtually staged" next to the image. In California, the ad also needs a link or QR code to the unedited original.

Real estate flyer slogans

A slogan sits under your name on every flyer, so it should be short enough to read at a glance and true enough to repeat for years. Original lines to adapt:

  • Sellers: "Priced right. Sold well." "List when you're ready."
  • Buyers: "From first showing to final key." "Your first home, explained."

Keep a real estate flyer slogan to three to six words. Leave out "number one", "best" and "top producer" unless you can prove the claim with numbers you can show. Before printing a slogan on signs and cards, check that another local brokerage isn't using the same line.

Real estate flyer design tips

Date and source every market number. A market update or a "3 homes sold on your street" flyer rests on its figures. Put the source and the period under each one ("Brindlewood Hills closed sales, July 1 to September 30, from the MLS"), so a homeowner can see where it came from and when it goes stale.

Put a current photo of yourself on branding flyers. Farming and class flyers market you, so the face on the card should match the person a seller meets at the door. Write the property, not the buyer. Fair housing rules apply to every housing ad, so describe the home and the neighborhood, never who should live there. "Walk to three parks" works; "great for young families" doesn't.

A print shop's usual target is 300 pixels for every printed inch, which gives the pixel counts below for the sizes agents print:

How to make a real estate flyer in Flyer Maker
