Get the wording settled before colors. Here is what people look for, with the largest type at the top of the list.

- One offer with a price. "First clean $129" answers the question every reader has. "Affordable rates" answers nothing.
- The home size that price covers. "Up to 2 bedrooms and 1 bath" or "up to 1,200 square feet". Leave it off and the owner of a four-bedroom house assumes the price is theirs too.
- The tasks included. Four to six, in the words customers use: kitchen counters and stovetop, bathrooms scrubbed, floors vacuumed and mopped, dusting.
- What costs extra. Inside the oven, inside the fridge, interior windows, laundry. Printing add-on prices heads off the argument at the door.
- The kind of clean. Standard, deep, move-out, or recurring weekly, every other week or monthly.
- Your service area. Neighborhood names or ZIP codes. "Within 10 miles of downtown" makes people do math.

- Languages you speak. Add "Hablamos español" under the phone number, or make a separate flyer in Spanish.

Claims to check before you print a cleaning flyer
Every trust line on a cleaning flyer has to be true on the day someone reads it, because the reader is deciding whether to give you a key.
- "Eco-friendly" and "non-toxic". Say what the product is or isn't, such as "fragrance-free" or "no bleach", instead of broad claims like "eco-friendly" you can't back up. "Non-toxic" reads as a promise that a product is safe for people and the environment, which is hard to prove for every bottle on your cart. Print the specific fact instead: "Fragrance-free products on request", only if true.
- "Insured" and "bonded". Print them only while the policy or bond is active, and be ready to show the certificate when a customer asks.
- Reviews and star ratings. Quote only real customers, with their permission and in their own words.
- "Satisfaction guaranteed". Only if you have a written re-clean policy, such as "Tell us about a missed spot within 24 hours and we come back at no charge."
